
Destination Duncanville Comprehensive Plan
The City Council unanimously adopted the Destination Duncanville Comprehensive Plan on Tuesday, September 19, 2017.
Destination Duncanville is an important first step in planning for the future, and it is now up to current and future members of the Duncanville community to turn the energy from this planning process into tangible change. As a 20-year plan, there will be many long-term initiatives that will take place over time. The City Council will prioritize which recommendations will be tackled first and there will be necessary subsequent actions to ensure the plan comes to fruition. Some of those steps include policy changes, ordinance updates, implementation of new strategies, and funding of capital project

The Zoning Process in Duncanville
All land in Duncanville is divided into zoning districts, as shown on the zoning map below. Each zoning district contains land uses that are allowed by right and are listed in the Comprehensive Zoning Ordinances for each zoning district. A land use that is not allowed in a particular zoning district requires the property to be rezoned and is subject to review by the Planning and Zoning Commission and approval by the City Council.

The Planning and Zoning Commission
Members
The Planning and Zoning Commission consists of Duncanville residents comprising a seven-member board who are appointed by the City Council to serve a term of two years. A member of the Planning and Zoning Commission may be eligible to serve up to three consecutive, two-year terms. The City Council, by a unanimous vote, may waive the term limitation. The commission shall elect, among its members, a chairman and a vice-chairman to serve a period of one year.

Commission’s Duties
The Planning and Zoning Commission has three principal duties:
- Approving plats, which is the process of creating lots and blocks out of raw land, or approving replats, which is the process of rearranging previously approved lot lines.
- Make recommendations to City Council on specific zoning changes on property requested by the property owner or appropriate zoning changes initiated by the City Council.
- Tackle special studies and make recommendations or reports on those studies back to the City Council.

How do I plat or replat my property in Duncanville?
Plat and replats are approved by the Planning and Zoning Commission. The Planning and Zoning Commission meets the second and fourth Monday of each month at 7:00 pm. Detailed instructions, fees, and a copy of the application form can be obtained by viewing the Application for Preliminary and Final Plat or Application for a Replat. The applicant will need to provide background data for the plat and engineered plans, if required, along with the application, application fee, and plat drawings.
For approval by the Planning and Zoning Commission, submit a minimum of six black line copies of the plat, or replat, and one mylar, all with original signatures, prior to the meeting. After approval by the Planning and Zoning Commission, the chairman will sign the plat or replat. All copies are then returned to the applicant for filing at Dallas County.
After filing, the applicant should return four prints and the mylar to the city with the recording information.
